Fire Sprinkler Replacement

The fire sprinkler replacement project is on phase 4 out of 8 phases. Each owner/resident will be given approximately two weeks advanced notice with a mandatory prescheduled and non-re-schedulable repair date and time.

Phase 5 is tentatively scheduled for to begin on April 29th.

Please remember that holiday decorations are required to be removed within 15 days after the holiday. If you have not already done so, please remove any holiday decorations.


Pet Reminders

Please ensure your pet is on a leash and held by a person capable of controlling the pet at all times when in the common area. In addition, please pick up after your pet.

Fire Sprinkler Replacement

Orange County Fire Protection has been contracted to replace all the fire sprinklers in the community. This will be done in 8 phases. Phase 2 will start on November 6th at the 400, 600, and 700 buildings. Log in to the resident portal to confirm your non-re-schedulable appointment time for this work. You can find the schedule in the Notice folder.


Do you have insurance for your condo?

In accordance with the governing documents, the Association maintains a master fire and casualty policy of insurance covering the full insurable replacement cost of the Project, including the Units and Common Property.  (CC&Rs Article VIII, Section 1(b))  Each owner is responsible for insuring their personal property and all other property and improvements to their Unit against loss by fire or other casualty, commonly referred to as “tenant’s improvements” coverage, and may carry public liability insurance covering his/her individual liability for damage to person or property occurring inside his/her individual Unit.  (CC&Rs Article VIII, Section 3)

While repairs to the interior of a Unit, which may include but are not necessarily limited to, painting, carpet/flooring replacement, furniture and/or cabinets, etc., are the responsibility of the Unit owner, the cost to make such repairs (under certain circumstances) may be covered by the Association’s insurance and/or the owner’s insurance policy.  However, even if there is coverage under the Association’s insurance policy, the Unit owner may still be responsible for the deductible.  A lack of insurance coverage for any particular loss does not relieve a Unit owner of financial responsibility.  As such, all owners are encouraged to carefully review their coverage with their own insurance professionals.

Ballots for the annual election have been mailed to all homeowners. Please take a moment to return your ballot. If you do not wish to vote, please mark your ballot for “quorum only” and return it as soon as possible. 106 ballots must be returned to reach quorum to hold the meeting and election.

Fire Sprinkler Replacement Update

The fire sprinkler replacement project will begin again in September. Homeowners will be given two weeks notice to make arrangement to be present for the work.

Drywall Repairs: The Board of Directors approved two vendors to perform the drywall repairs inside of the units. Homeowner’s will be contacted to schedule the repairs in the next two to three weeks.

The fire sprinkler replacement project is currently on hold. We anticipate the project to start again in August. Homeowners will be provided two weeks notice prior to the sprinklers being replaced.

Drywall Repairs

Drywall repairs are currently being completed in the 100 building. Bids are being solicited for the repairs needed in the 200 and 300 buildings. We thank you for your patience.
